Rent Affordability and Move-In Budget
Work out what rent fits your budget and how much cash you may need before moving. This planner separates ongoing housing costs from deposits, prepaid rent and one-time setup expenses.
Monthly budget and move-in cash
Cash through the first month includes all listed payments due through that month (including earlier payments), the remaining first-month rent, and one month's utilities, insurance and recurring fees. Prepaid rent covering the first month is counted only in the ledger, not charged again. Cash due by move-in counts only listed payments due on or before that date.
First-month rent defaults to regular monthly rent unless you enter a different obligation, such as an agreed prorated amount. Non-rent recurring costs are assumed to be one full month; no proration or utility prepayment is inferred. These totals are not added to the ongoing monthly cost.
Dated move-in payments
Refundable amounts are still cash needed upfront. No refund date or return amount is assumed. Amounts marked refundable are your classification, not a legal finding. Later-due items appear in the ledger but are excluded from cash due by move-in.
How to use this tool
- Enter monthly take-home income, essential spending and a savings target.
- Add rent, utilities, insurance and other recurring charges.
- List move-in payments and review when each is due.
How the result is calculated
The budget starts with your available cash after essentials and savings. It compares that amount with monthly housing costs, while a separate ledger tracks upfront payments.
Worked example
With $4,000 take-home income, $1,500 of other essentials, a $500 savings target and $1,600 of housing costs, the monthly margin is $400.
What this result does not cover
A positive margin is not landlord approval. Deposit limits, permitted fees and application criteria vary by location and tenancy.
Questions people ask
Is 30% of income always the right rent?
No. Your other expenses and savings needs matter.
Is a refundable deposit an expense?
It is cash you need upfront, even if it may later be returned.
Can I compare two apartments?
Yes. Compare both monthly costs and move-in cash, not rent alone.
Check local rules and sources
Before paying, check deposit limits, application-fee rules, prepaid-rent restrictions and refund terms with your state or local housing authority. USAGov tenant rights links to state resources; housing complaint resources explain where to seek help. Entering a fee here does not establish that it is permitted.
