Roof area and budget planning

Roof Replacement Cost Calculator

Estimate a price range from your roof geometry and local material and labor prices. Local contractor quotes determine actual cost.

Roof and pricing assumptions

Enter the horizontal area beneath the roof, including overhangs, not total living area across all stories. This model assumes one uniform pitch. For mixed pitches, estimate sections separately. Stories affect the labor premium only; they do not multiply the footprint.

Material and region identify your estimate; they do not fetch prices or change rates. Enter local supplier/contractor price ranges for the selected material and region. Complexity presets and the 10% per-extra-story default are editable illustrative assumptions, not market data. Premiums add together and apply only to base installation labor.

Roof covering uses area plus waste. Labor and installed underlayment use roof area without waste. Tear-off uses roof area times removed layers. Flashing and disposal are separate totals. Use zero for any item already included in another rate to avoid double counting.

Inputs remain in your browser. Example prices are fictional calculation inputs, not current local quotes.

How the estimate works

Roof area = horizontal footprint × √(1 + (pitch / 12)²). Covering purchase area = roof area × (1 + waste / 100). Installation labor factor = 1 + (stories - 1) × story premium / 100 + complexity premium / 100.

Each low/high cost line rounds to cents before summing. Geometry uses unrounded roof area. Waste covers cutting and spares; this tool does not optimize roofing packages or account for every roof shape. Obtain a measured quote for valleys, dormers, multiple pitches and unusual access.
