Calculation breakdown

- Select the supported property type and confirm buyer eligibility details.

How the result is calculated
Land transfer taxes use graduated bands. Toronto's municipal calculation is separate from Ontario's provincial calculation and can add to the amount due.
Worked example
In a simplified two-band schedule charging 1% on the first $100,000 and 2% above it, a $150,000 purchase creates $2,000 tax. Actual schedules depend on the selected jurisdiction and date.
What this result does not cover
This version is not an all-Canada calculator. Nonresident taxes, unusual transfers and unsupported property classes require separate review.
Questions people ask
Does Toronto tax replace Ontario tax?
No. A qualifying transaction can attract both.
Is a first-time-buyer rebate automatic?
No. Eligibility and ownership details must be confirmed.
Does the result include legal fees?
No. It covers the listed transfer taxes and rebates only.
Supported scope and official sources
Ontario purchases containing one or two single-family residences, with independently dated Toronto rates. Nonresident-tax uncertainty blocks the total. Only confirmed rebates reduce the known tax.
