Your details

Your scenario

DLD snapshot retrieved 22 October 2026 for completed whole-property sales through a trustee, no seller mortgage. Published transfer allocation: 2% seller and 2% buyer; a documented contract can change allocation. Sale title/map and trustee fees are itemised. New mortgage 0.25% is separate; fixed mortgage/service amounts require a quote to avoid duplicate title/trustee costs. Unsupported transactions stop. No mortgage approval.

How to use this tool

  1. Enter the purchase price and confirmed mortgage amount.
  2. Review each fee and who is responsible for paying it.
  3. Add paid deposits and compare total versus remaining cash needed.

How the result is calculated

Buyer cash combines equity in the purchase with buyer-paid costs. Published fee schedules and contractual fee allocation are kept separate so a customary assumption does not become a hidden rule.

Worked example

For a property costing AED1,000,000 with an AED800,000 loan and AED50,000 in buyer-paid costs, total cash is AED250,000. A paid AED20,000 deposit leaves AED230,000 still needed.

What this result does not cover

The tool does not approve a mortgage or determine eligibility to buy. Unsupported off-plan and complex transactions need separate treatment.
