USDA Loan Calculator
Estimate your mortgage payment with the USDA guarantee fee, annual fee, property taxes and homeowners insurance. See how financing the upfront fee changes your loan amount and how the annual fee declines.
Check USDA eligibility separately
Property-area warning: a payment estimate does not mean the home is in an eligible area. Check the exact address using the official USDA property eligibility map, then confirm property requirements with your lender.
Household-income warning: eligibility depends on adjusted household income, household size and location, not just the applicant's salary or this payment. Use the USDA income eligibility tool. This calculator does not look up income limits or decide eligibility. The home must be a qualifying primary residence; credit, repayment ability and other program requirements still apply.

Year-by-year fee and payment estimates
Average balances use the beginning balance of each of the year's 12 scheduled payments. Taxes and insurance are held constant. Monthly estimates use the regular principal-and-interest payment; the final payment is adjusted to clear the balance.

How the calculation works
FY2027 rates are a 1% upfront guarantee fee and 0.35% annual fee. If the upfront fee is fully financed, total loan = base loan / (1 − 0.01); the fee is 1% of that total. If paid at closing, the loan equals the base loan and the fee is 1% of it. Partial fee financing is not modeled.
Principal and interest use the standard monthly fixed-rate amortization formula. Payments and monthly interest round to cents; the last payment pays the remaining balance. At zero interest, principal is divided by 360.
For each loan year, the 12 beginning scheduled balances are averaged and rounded to cents. That average times 0.35% gives the annual fee, rounded to cents. Monthly fee escrow equals the annual fee divided by 12, rounded to cents. Small escrow reconciliation differences may result from rounding. Annual fees are based on the original schedule; extra principal payments do not recalculate that schedule while the guarantee remains outstanding.
This calculator is for the Single Family Housing Guaranteed Loan Program, not USDA Direct loans, rental housing or business guarantees. It excludes other closing costs, technology fees, HOA dues, prepaid interest, initial escrow funding, seller credits, repairs and assistance programs. It assumes the valuation supports the base loan. Confirm final fees and eligibility with an approved lender.
