2026 county limits · fixed-rate scenarios

Jumbo Mortgage Calculator

Check whether your loan exceeds the local conforming limit. Compare monthly payments and estimated reserves with a conforming-size alternative for the same property.

Location and loan details

Select a state and county to see its 2026 conforming limit.

Enter lender quotes for the two interest rates, not APRs. The starting rates are examples, not current offers. County selection looks up the loan-size limit only; taxes and insurance must be entered separately.

Reserve months are lender-dependent. Six months is an editable planning assumption, not a universal jumbo requirement. This estimate multiplies the monthly housing total by your chosen months. Actual lenders may use different qualifying payments, asset discounts or requirements for other properties.

Include required flood insurance in the annual insurance estimate. Mortgage insurance is separate from homeowners insurance; zero assumes no premium. Enter a lender estimate if applicable. Both scenarios hold property taxes, homeowners insurance and HOA constant.

County limits and comparison assumptions

The lookup uses FHFA's complete 2026 file: 3,235 counties and county-equivalent areas, including the limits for one- through four-unit properties. A loan above the selected local limit is jumbo by size. A loan exactly at that limit is within it. High-cost counties and the special statutory areas have different limits; the national baseline alone is not sufficient to classify every loan.

The comparison principal is the smaller of your requested loan and the local conforming limit. Any reduction must be funded with additional down payment or principal cash for the same property. The comparison does not assume that a second loan covers this gap. Existing down payment, closing costs and remaining equity cannot be determined without a property price and other transaction details.

Principal and interest use the standard monthly fixed-rate annuity formula. Payments and monthly interest round to cents, and the last payment clears the remaining balance. At zero interest, payment is principal divided by months. Total interest adds the monthly interest charges. Taxes and homeowners insurance are divided by 12 and rounded to cents.

Reserve estimate = monthly principal, interest, taxes, insurance, mortgage insurance and HOA times the selected reserve months. Reserves are retained assets after closing, not a payment to the lender. Using the same reserve-month assumption for both scenarios makes the comparison consistent; actual requirements may differ by product.

Property charges and mortgage insurance are held constant for the selected term. The tool does not model mortgage-insurance cancellation, fees, discount points, taxes on investments, opportunity cost of the extra down payment, adjustable rates, interest-only loans, balloon payments or lender asset-eligibility rules. A lower payment does not by itself establish a better overall financing choice.
