Closing costs versus cash to close
Closing costs are the upfront loan and property-transfer costs excluding the down payment. Cash to close adds the down payment and subtracts deposits already paid plus lender and seller credits. The calculator follows the categories on CFPB's Loan Estimate and Closing Disclosure explainers.
Use the lender's official disclosure for the transaction. Prorations, financed charges and last-minute adjustments can change the final figure.
